Job Description

Job Purpose

To provide support and advice to country managers worldwide, with regard to all work in connection with property and the refurbishment and maintenance of them.

Key Responsibilities

Financial

1.maximise the income generating potential of branches through the design of attractive premises, encouraging customers to the branch whilst applying THE COMPANY design standards.

2.maximise the space and signage opportunities available, negotiating with relevant people to ensure the best possible outcome.

3.reduce costs by avoiding the use of external consultants and designing the units in a cost effective manner for local builders to construct

4.overseeing construction works to ensure it is to the specifications agreed and does not run over approved budget.

Customers

1.complete all work on time and to a high standard, balancing the requests coming from all managers

2.ensure THE COMPANY design standards are applied fully and consistently across the group

3.maintain accurate records of all work and ensure correct sign offs are received before sending documents off.

People

1.Work with directors to research new sites, negotiate with landlords, real estate agents, developers, architects, lawyers etc.

2.maintain a professional approach to colleagues and management at all times.

3.effective communication with key Head Office management, local management, contractors, real estate brokers, lawyers, landlords and local authorities including heritage commissions and Health and Safety Executive.

4.Good negotiation skills to achieve the best possible outcome for THE COMPANY (in terms of maximising space, maximising ease of customer access, maximising visibility for customers, and minimising construction costs for the given specification.)

Operations

1.To support and advise on branch presentation, signage and equipment etc, and to regularly monitor all the branches to ensure high corporate signage and brand standards are adhered to.

2.Suggest improvements to existing design and presentation of the branches, with a view to attracting more customers.

3.Keep abreast of changing environments and our competitors to keep THE COMPANY at the leading edge.

4.Help develop and maintain the company's refurbishment and maintenance manuals.

5.Help source and manage the supply chain management to maintain the properties.

6.Participate proactively in company acquisitions.

7.Supervise the dismantling and closure of branches if necessary, ensuring the company's properties are adequately stored.

8.To project manage the opening of new branches and ensure refurbishments are properly planned, budgeted and completed on due dates with all the necessary permissions from the landlords, councils, and planning authorities (if necessary this may involve site supervision).

9.Be fully aware of the latest requirements in the management standards and procedures document and ensure that it is fully implemented both personally and by any direct reports.
