Job Description
Contracts Manager - Residential. A further requirement for an established construction company, based near Croydon, who are steadily growing and expanding. Their work is generally within a 15 mile radius of Croydon.
Requirement. We are looking for a Contracts Manager who would be responsible for 4 to 5 residential projects valued from £1.5m to £3 at varying stages of construction. Working with a Quantity Surveyor you would oversee 4 to 5 projects ranging from 10 to 25 units. There will be a mix of timber frame and RC frames with houses and flats in equal proportion. These schemes are generally in south London.
Current Projects include 14 units in an RC frame, 12 flats of timber frame construction, 6 and 8 unit developments and a larger 22 unit project going through planning. The end clients for the housing and flats, with their associated infrastructure, are local housing associations. Typically with ground floor external or basement car parking with accommodation on the ground and upper floors, on brownfield sites, the projects include many elements of Design & Build technology and you will take the projects through to completion and handover to the client.
Contracts Manager. You may have a background in RC, timber frame or Traditional construction working on residential developments, either working alone or as a number 2 on a larger scheme. Coming from a trades or technical background you will probably have a minimum of 6 to 10 years site experience, have worked on a number of similar projects and be capable of taking full charge of the site, reporting to the Construction Director. Enthusiasm and drive are characteristics that we seek in the successful applicant.
Qualifications. Tertiary or trade certificated, 5 day CITB Site Manager trained, CSCS carded and a current First Aid qualification.
The Company. Involved in a mix of social and private housing, in new build and refurbishment sectors, specialise in finding and reclaiming sites, identifying their full potential, based on their size, shape, accessibility and immediate surroundings, always taking into account the local planning authority's housing policy. They have Design & Build capability embracing a wide range of types and styles of development, including luxury executive homes, affordable housing and special housing for the disabled and put together complete site development packages with planning consent which maximise the site value and compliment the local environment.
Conditions. Your working hours would generally be 0800 to 1700 or 0730 to 1630 on a 5 day week, 20 days holiday per year of which 1 week is taken at Xmas. The proposed salary package would be £40 to 45,000 with a company car, a Company welfare package plus expenses. The company work hard to retain their staff, and you will be joining a friendly company. Only applicants who are legally permitted to live and work in the UK will be considered.
